As General Contractors, we lead the daily oversight and coordination of the construction project and are usually selected through a bidding process created by the owner’s design team. Commonly, the lowest qualified bidder is chosen as the general contractor. This means that the GC’s total base bid price is the most economical and in agreement with the project’s specifications and drawings. In this model, the contract is fixed, meaning that the contract total changes only through a change order process. One weakness of this model is that the GC joins the project team after the drawings and specifications have been written. Under some circumstances, this increases the need for clarifications and change orders when discrepancies are found in the plans. However, with a collaborative team, these challenges are easily overcome, making the Design-Bid-Build model an effective construction delivery style.
